LSM assisted Tishman Speyer Properties in repositioning Rockefeller Center by relocating their corporate office and consolidating business units in a flagship space within the iconic venue.
Rockefeller Center, a globally recognized landmark, spans 8 million rentable square feet across ten Art Deco buildings. Tishman Speyer has led its redevelopment since 1996, focusing on restoring the complex and increasing office occupancy to nearly 100%. As part of this effort, Tishman Speyer moved its executive office to 45 Rockefeller Center, joining its construction group already based there.
LSM’s team evaluated various locations, ultimately selecting Levels 7 and 8 of 45 Rockefeller. This location provided terraces with stunning views of Rockefeller Plaza and St. Patrick’s Cathedral.
The building’s original 1931 design, with low ceilings and outdated systems, posed challenges for creating a modern corporate headquarters. The design team utilized underused mechanical rooms to create a dramatic 3-story central gallery for Tishman Speyer’s art collection, while improving circulation and maximizing lease space by removing unused elevator shafts. Extensive ceiling coordination also allowed for higher ceilings than typical in the building.
